Job Description Summary
As a member of the Senior Leadership team at Morris Arboretum, the Moses Feldman Family Director of Physical Facilities is responsible for managing the routine operations and maintenance of all Arboretum facilities and constructed assets. This includes fountains, outbuildings, sculptures, garden structures, roadways, and the historic grist mill. The total replacement value of these assets is approximately $55,000,000.

Job Description

DUTIES
  • Supervise the Arboretum's maintenance and janitorial staff while managing an annual department budget of approximately $1,000,000.
  • Work hands-on with facilities staff as needed.
  • Collaborate closely with the heads of Horticulture, Visitor Experience, and Education departments to ensure excellent mission delivery.
  • Prioritize and manage an updated annual Capital Maintenance survey to budget and schedule projects.
  • Oversee all Arboretum capital construction projects under $1,000,000 and serve as the primary on-site contact and facilitator for projects over $1,000,000 in collaboration with Penn's project managers.
  • Manage the planning and implementation of all Arboretum's Capital Projects, ensuring alignment with the University's guidelines and the Arboretum's Master Plan.
  • Oversee the maintenance and special services contracts for mechanical, electrical, HVAC, roofing, masonry, cleaning, paving, and other building trades not performed in-house.
  • Coordinate routine setup and takedown for special events, classes, and meetings.
  • Act as the primary point of contact for emergency and safety systems.
  • Coordinate, schedule, recruit, and participate in the Physical Facilities Advisory Board-Level Committee.
  • Recruit, train, and direct volunteers to assist in managing Arboretum facilities.
  • Must be willing to work a flexible schedule, including occasional weekends and holidays, as this position requires 24-hour emergency response availability.


QUALIFICATIONS
  • A bachelor's degree and 5-7 years of relevant experience (7-10 preferred), or an equivalent combination of education and experience, are required.
  • Proven experience in managing complex facilities operations, staff, budgets, and capital projects is essential.
  • A strong ability to manage contract maintenance and special services is highly desired.
  • Experience controlling budgets for general operating and special projects is preferred.
  • Previous experience in one or more building trades is a plus.
  • A valid driver's license is required.
